We’ve compiled answers to the most frequently asked questions from our homeowners. While we can’t cover every question here, you’re welcome to ask in one of the following ways:

1. What does the monthly maintenance fee cover?
The maintenance fee includes landscaping, common area upkeep, amenity maintenance (pools, gyms, and playgrounds), security services, and contributions to the reserve fund for future repairs.
2. How can I set up automatic payments for my HOA dues?
Residents can set up automatic payments through the association’s portal (https://autopay.castlegroup.com/) , by contacting resident services at 800-337-5850 or the management office at 305-554-6141.
3. What amenities are available to residents?
Lakes of the Meadow offers access to pools, fitness centers, tennis courts, playgrounds, and community event spaces.
4. Who do I contact for issues with common areas or amenities?
You can report maintenance or amenity issues to the management office or through the association’s online portal, TownSq.
5. Are there restrictions on exterior home modifications?
Yes, any exterior modifications, including paint colors, fences, or landscaping changes, must be approved by the Architectural Control Committee (ACC).
Submit your request with plans for review to the management office.
6. How do I reserve the clubhouse or other facilities for private events?
Reservations can be made through the management office or the HOA portal. Fees and deposits may apply, and availability is on a first-come, first-served basis.
7. What is the process for reporting a neighbor violation?
To report a violation, submit a complaint to the management office, including details and, if possible, photos. Complaints are kept confidential.
8. When are board meetings held, and can residents attend?
Board meetings are typically held monthly, and residents are encouraged to attend to stay informed and provide input. Notices are posted on the HOA website and bulletin boards.
9. What are the rules for parking within the community?
Parking rules vary by neighborhood but often include restrictions on overnight street parking, commercial vehicles, and guest parking permits. Parking on the grass is prohibited. Motor vehicles must be parked in designated areas or shall be subject to towing at the vehicle owner's expense and risk. Any vehicle left unattended in a manner that compromises safety and/or security shall be towed away immediately at the vehicle owner's risk and expense.
10. How can I obtain a copy of the HOA’s governing documents?
Governing documents, including bylaws, CC&Rs, and rules, are available on the HOA portal or can be requested from the management office.

12. What are our amenities hours?
Management Office: Monday to Friday, 8:30am to 6:30pm
Clubhouse/Gym/Courts/Grounds: Monday to Saturday, 7:00am to 9:00pm. Sunday, 7:00am to 8:00pm
On-site Security: 24/7
13. How to sign up for TownSq?
The community pages of TownSq are available to everyone. However, to access account information. forms, minutes, and financials, each homeowner must register for a TownSq login. After registering, you can also use the TownSq app which is available for Apple and Android.
You must have your account number to register. The six digit account number is available on your HOA coupon book or you can email adminassistant@lakesofthemeadow.com or asstmgr@lakesofthemeadow.com to request it*. This does not set-up your TownSq access, it only provides you with your account number. Please continue the steps below to register.

Registration Steps
- Click the "Login/Register" button at the top right side of the home page.
- You will be prompted to login or Sign up with Account Number. Click Sign up with Account Number.
- Enter the information requested in all fields include zip code. Your account number is 6 digits, please include all 6. Click the "Continue" button.
- Select your owner name. Click the "Continue" button.
- You will be prompted to setup your password and you will be able to personalize your account.
- If you Click, Sign up with Email, you will be prompted to enter your email on file with the community. This will send you a confirmation email with detailed instructions.
14. What is the amount of my assessment and when is it due?
The monthly assessments are due on the 1st of every month. The monthly due is determined by the Board when completing the annual budget. It is usually determined by the November Board meeting.

15. I have access to TownSq, why don’t I see my account information?
Although you can have multiple account access to TownSq, only one log-in has owner access. If you are signed-on as a family member, you can access everything on TownSq except for your account information.
16. Information on my account is incorrect, who do I contact to get that corrected?
Please provide the corrected information in an email to Manager@lakesofthemeadow.com or you can provide the information on the REQUEST link in TownSq.
17. My neighbor is not taking care of their lawn/property, how do I report this?
In most cases, our Compliance staff will have probably seen any lawn issues and the homeowner has been notified. It could be a situation where a request has been made to give additional time to remedy or the homeowner has not chosen to address the situation. You can advise the community manager by sending an email to Manager@lakesofthemeadow.com, however, for privacy purposes, the Community Manager will not be able to confirm or deny that the homeowner has received notice. The Community Manager will ensure that the Compliance team has reviewed the issue.
18. When do the ACC & Rules & Regulations Committee Meetings take place?
Rules & Regulations Committee is every 2nd Tuesday of the month.
Architectural Control Committee is every 2nd Thursday of the month.
19. When are the Homeowner Agenda Request Meetings?
Every 3rd Monday of the month. Homeowners must submit a Homeowner Agenda Request Form at minimum 7 days in advance by visiting the management office or by sending via email.
